First, listen to your prospective customer
Address the prospective customer's pain points
If they don't care about it, don't talk about it
Address their questions
Find a way to (sincerely) compliment your prospective customer. Everyone likes to feel smart.
Concentrate on what makes your offering unique
Sell unique products and/or services
Love what you sell
Understand what you sell
Be very clear about what is in the product today, but also let them know of the exciting things coming down the pipeline
Make sure you mention any well-known companies using your product or service; customers don't like to be pioneers
When the sale is done, walk out as fast as you courteously can
